A typical transaction will usually take between 10 and 16 weeks. However, this timescale and fee estimate may be affected by factors such as

  • The number of parties in the chain, and their circumstances
  • Whether a mortgage is in place
  • Whether searches raise any issues
  • Whether the survey raises any issues
  • The extent and nature of buyer's enquiries

These or other factors may need to be taken into consideration and may increase the timescale by a further 4 to 6 weeks or so and may give rise to additional charges. Additional charges will be discussed with you at the earliest opportunity.

Any additional letters/emails/telephone calls are charged at one tenth of the hourly rate (plus 20% VAT)

  • sale price up to £500,000 = from £975 to £1,250 (plus 20% VAT)
  • - £500,001 - £1,000,000 = from £1,250 to £1,750 (plus 20% VAT)
  • - £1,000,000 - £2,000,000 = from £1,750 to £2,500 (plus 20% VAT)

We do not accept instructions for transactions over £2,000,000

Factors that may increase our fees are

  • The transaction involving shared ownership
  • The property being unregistered
  • The extent of the questions raised by the purchaser's Solicitors
  • The level of client involvement required

Disbursements

  • Bank fees - £12 (plus 20% VAT)
  • Indemnity Insurance Policies TBC to be quoted by relevant insurance company
  • Electronic Identification - £20 (plus 20% VAT) per person

Timescale

  • Unusual or unforeseen matters arising such as a defective Title requiring remedy prior to completion or the preparation of additional documents ancillary to the main transaction
  • Parties to the transaction cooperate and no unreasonable delay or failure to cooperate on the part of others
  • A requirement for indemnity policies
